We know full well that letting agents aren’t always on the top of everyone’s Christmas card list – that’s why we offer a 24-hour contact service for both tenants and landlords to ensure that we’re on hand to deal with any issues that might arise, at any time of the day.
We’re also an official member of the Property Redress Scheme and the National Approved Letting scheme, and any deposits we receive are registered with the government-backed Deposit Protection Scheme to avoid any disputes.
Transparency is important to us too, which is why we’re always upfront about our terms, conditions, and charges.
Our insurance service helps those who would like an alternative to a full deposit, covering landlords for all damages and arrears and providing a secure payment plan for tenants.
While delivering capital growth is the goal of lettings property investment, nothing is more important than the safety and security of tenants. We follow all government procedures and guidelines to ensure that tenants face minimal risk while in the property.
That includes:
– Gas safety certification by a Gas Safe registered engineer
– Electrical equipment tested and certificated
– Electrical Goods PAT tested
– Energy Performance Certificate
– Furniture in the property must have labels attached to demonstrate they meet the regulations
– Fire alarms in working order
– Carbon Dioxide/Monoxide alarm in working order
Checks to the property don’t end there, though. As part of our maintenance service we offer a thorough check-in and check-out service, reducing the chance of disputes between landlords and tenants regarding the state of the property.
We’ll also inspect the property at least four times a year, or once each month if it’s a House of Multiple Occupancy (HMO). An impartial report is provided alongside photographic evidence which can be used in the case of a deposit dispute.
